03 · Property listing copy

Listing copy that sells the property, and every word is true.

We turn the details you have verified into a clear, welcoming description written for the people you want to reach. Nothing is guessed, padded or invented.

Why it matters

Buyers have learned to skim the adjectives.

Under deadline, listing descriptions turn into a string of the same words, such as “luxurious”, “exquisite” and “tastefully finished”, that buyers have seen a thousand times and no longer read. The details that would actually help them decide get buried or left out.

The opposite problem is worse. A description that drifts from the facts, with an amenity the estate doesn’t have or a “short drive” that isn’t, may win a phone call, but it loses the buyer’s trust at the viewing and puts your reputation at risk.

Good listing copy does two things at once: it makes the property easy to imagine, and it stays exactly true to what you know.

What we do

How we write your listing

We start from the facts you confirm and build the description around the people it is for.

  • Written from verified facts

Bedrooms, finishes, amenities, location and availability come only from the details you provide and confirm.

  • Written for your audience

Buyers or renters, in a clear or welcoming tone, with the details they care about first.

  • A clear next step

Every description ends with the action you want, such as requesting details or arranging a viewing.

  • Your contact, exactly right

Your agency name and contact details appear exactly as you have approved them.

Nothing is made up

If a detail isn’t confirmed, it doesn’t go in the listing. We would rather ask than guess.

  • No invented amenities, measurements, prices or distances
  • Unknown or disputed details are left out until you confirm them
  • Every claim in the copy can be traced back to a fact you provided
  • You approve the final wording before it is delivered
